  • 74 Beccles Drive: a PD fallback did not justify the larger scheme

    The inspector accepted that a separate six-metre single-storey rear extension was a realistic fallback following a prior-approval decision. The appealed scheme also included first-floor work and different roof forms. Its combined effect with earlier extensions was judged harmful.

    What to check: Compare the actual fallback drawings with the proposed scheme. Acceptance of a single-storey PD route does not establish permission for added upper floors or a different overall design.
