28 Legon Avenue: a prominent corner needed a different design
25/00788/HSE · APP/Z5060/D/25/3372769 · Appeal dismissed, 27 October 2025
The inspector found that a two-storey side extension would make the already enlarged corner house overly dominant. The largely consistent terrace frontage and visibility from adjoining streets mattered. Matching materials and neighbours’ support did not overcome the design harm.
What to check: Show the whole terrace and corner views in the proposal. A setback and lower ridge are not automatically the right solution for every terrace.

74 Beccles Drive: a PD fallback did not justify the larger scheme
23/01591/HSE · APP/Z5060/D/24/3337100 · Appeal dismissed, 5 April 2024
The inspector accepted that a separate six-metre single-storey rear extension was a realistic fallback following a prior-approval decision. The appealed scheme also included first-floor work and different roof forms. Its combined effect with earlier extensions was judged harmful.
What to check: Compare the actual fallback drawings with the proposed scheme. Acceptance of a single-storey PD route does not establish permission for added upper floors or a different overall design.

Questions about planning in Barking and Dagenham
Do I need planning permission for my project in Barking and Dagenham?
Some house extensions, loft conversions and outbuildings can use permitted development rights in Barking and Dagenham, but size alone does not establish eligibility. Check the property type, previous extensions, planning conditions and the rules for the proposed work. Householder rights do not apply to flats. Conservation areas and Article 4 directions restrict particular rights; they do not automatically require an application for every change. Listed building consent is a separate requirement for works affecting a listed building's special interest.
