    The inspector accepted a stepped replacement rear extension in Liverpool Road Conservation Area. Its comparison with the existing large glazed addition, lower overall height and relationship to the sloping site were central to the assessment. Conditions required material and detail approval and controlled roof use and additional openings.

    What to check: Show the existing extension and proposed replacement in comparable sections and elevations. Contemporary design was acceptable on these facts; planning permission within a conservation area is not confirmation of PD.
