    The inspector granted permission for a roof infill, rear dormer and front windows. Although the dormer was bulky, it sat below the eaves of taller neighbours; the infill stayed within the ridge height and was not readily visible from the street. Matching external materials were required.

    What to check: Show the unusual roof form and the surrounding heights. This was a planning-permission appeal judged on design under the Local Plan 2025, not a lawful development certificate or a general PD allowance for large dormers.
