Application guidance in Sutton

Sutton's planning-process page states that its current Local Validation List was adopted in August 2026. Use that page to reach the current list rather than assuming a 2024 checklist found elsewhere is the latest version. Its evidence library also links conservation-area appraisals and local character studies; distinguish draft policy from adopted guidance.

What reviewed local decisions show

These examples use official planning records. Each identifies the decision date and links to the evidence reviewed. They are not Planning Approvals projects or a prediction for another property.

  • 5 Manor Road: a lesser fallback did not justify the larger scheme

    DM2023/00167 · APP/P5870/D/23/3326591 · Appeal dismissed, 19 December 2023

The proposal combined front, side, rear and roof additions. The inspector questioned the relevance of the area’s inter-war heritage description to this later house, but still found the extension excessively bulky and poorly related to the original building. The prior-approval fallbacks would have a lesser impact.

What to check: Assess all additions together. Challenging one refusal argument does not resolve the remaining design harm, and a smaller prior-approval fallback does not authorise a larger planning scheme.

Application records to compare

Selected archive records, not a representative sample or a prediction for your address. The descriptions below are archive excerpts and may be shortened; read the original decision and plans before relying on them.

Compare the property type, works and application route. A scheme involving flats or several alterations is not directly comparable to a simple house extension. Read the archive's coverage and limitations.

Questions about planning in Sutton

Do I need planning permission for my project in Sutton?

Some house extensions, loft conversions and outbuildings can use permitted development rights in Sutton, but size alone does not establish eligibility. Check the property type, previous extensions, planning conditions and the rules for the proposed work. Householder rights do not apply to flats. Conservation areas and Article 4 directions restrict particular rights; they do not automatically require an application for every change. Listed building consent is a separate requirement for works affecting a listed building's special interest.

What is the planning approval rate in Sutton?

It depends on the project type. 77% of 3,670 decided single-storey rear extension applications in Sutton were approved. 82% of 297 decided loft conversion and dormer applications in Sutton were approved. Checked against 20.6 million UK planning applications on file across 420 planning authorities. Approval rates from 2,343,419 decisions we classified across 181 councils in England.
