What reviewed local decisions show

These examples use official planning records. Each identifies the decision date and links to the evidence reviewed. They are not Planning Approvals projects or a prediction for another property.

  • 19 Lexden Drive: prior approval still tested the extra storey’s appearance

    0038/24 · APP/W5780/D/24/3340367 · Appeal dismissed, 5 June 2024

The council and inspector accepted that the additional-storey proposal met the Class AA limitations considered in the appeal. It nevertheless failed the prior-approval assessment of external appearance: the extra height and blank upper front elevation would harm the house and terrace.

What to check: Meeting the initial PD limitations is only part of a prior-approval route. Design the proposal around the matters that still require approval rather than treating eligibility as consent.

  • 52 Green Lane: a flat could not borrow a house’s PD comparison

    4017/22 · APP/W5780/W/23/3325241 · Appeal dismissed, 9 February 2024

The proposed extension and conversion of the ground-floor flat into two flats would create an overbearing boundary alongside the neighbour. Daylight evidence was acceptable, but outlook was not. The inspector expressly distinguished a nearby house’s prior approval because the appeal property was a flat.

What to check: Establish the property’s lawful use before comparing PD examples. A daylight report does not answer every question about enclosure and outlook.

Check the planning register for the issued notice, exact conditions and any later appeal or revised application. A committee resolution is not a substitute for those documents.

Application records to compare

Selected archive records, not a representative sample or a prediction for your address. The descriptions below are archive excerpts and may be shortened; read the original decision and plans before relying on them.

Compare the property type, works and application route. A scheme involving flats or several alterations is not directly comparable to a simple house extension. Read the archive's coverage and limitations.

Questions about planning in Redbridge

Do I need planning permission for my project in Redbridge?

Some house extensions, loft conversions and outbuildings can use permitted development rights in Redbridge, but size alone does not establish eligibility. Check the property type, previous extensions, planning conditions and the rules for the proposed work. Householder rights do not apply to flats. Conservation areas and Article 4 directions restrict particular rights; they do not automatically require an application for every change. Listed building consent is a separate requirement for works affecting a listed building's special interest.

What is the planning approval rate in Redbridge?

It depends on the project type. 68% of 5,760 decided single-storey rear extension applications in Redbridge were approved. 73% of 782 decided loft conversion and dormer applications in Redbridge were approved. Checked against 20.6 million UK planning applications on file across 420 planning authorities. Approval rates from 2,343,419 decisions we classified across 181 councils in England.
